Sell Your Home for the Highest Price Possible, Ten Tips
When trying to sell your home, often home owners make the
same mistakes again and again. These mistakes can cost you
thousands of dollars in lost profits. Avoiding these
common mistakes is easy and requires little effort on your
part. Reed this report and follow its guidelines.
1. Best Home on the Block: If your home is your most
personal possession, don't be blind to its flaws and needed
cosmetic improvements. This will cause you to overvalue
your home and hurt its chances to be sold. Potential buyers
will see these flaws and unless they are looking for a
project, they will be hesitant to buy. Listing your home
with the right real-estate agent will give you a well
informed opinion. They will be able to make maintenance and
touch up recommendations that will help you sell your home
for the price you are looking for. So if you think your
agent is nit picking your house, they are the one you want
to list with.
2. Restricted Home Viewing: Don't feel like you have to
be present when the real-estate agent shows your house to a
perspective buyer. If you insist on being present you will
restrict the buyers, their schedule may not always match
yours. Let your agent have a key so they can show your
home when you are not there. Some agents may insist that
you leave your home when they are showing it. Remember
you hired them to represent you, to the buyer. Let them do
their jobs. The main reason real-estate agent don't want
you there, is because homeowners have a tendency to promise
conditions to the sale which may not be good for you.
Your agent will protect you from these situations if you
are not present.
3. Emotional Decisions: Don't make the mistake of
thinking that unless you get exactly this and this for your
home then you just wont sell. Buying real-estate is one of
the few places left in America that you will still find the
bargain and barter system in place. If you want $150,000
for your home then you better list it for $180,000 so the
buyer can offer you less to feel like they are getting a
bargain. Remember the end goal is to sell your house. As
long as you can achieve that your doing good.
4. Cosmetic Improvements: First impressions sell, most
people will make their decision based on first impression
of your home. You may want to paint the inside of your
home, it could cost you $1,000 but it will increase the
value by $3,000. Ask you real-estate agent if they would
have any recommendation of thing that would maximize your
homes profit.
5. Full Discloser: Most state laws, require full property
disclosure, which require the seller to disclose any know
flaws with the property. If you try to cover them up or
don't disclose them you may not only loose the buyer but
could end up in court. Again check with your agent, they
can recommend qualified inspectors.
6. For Sale By Owner: If you want to save the commission
paid to the real-estate agents, you can try to sell your
home by yourself. This is referred to as For Sale By
Owner. It cost to do anything in this world and selling
your home is no different. When you hire an agent, they
will cover all these cost. Are you a trained professional?
Ask yourself this before you start, Do you have the
education, knowledge, and paperwork to sell your home by
yourself. Lets face it, if you don't have the proper
paperwork today you could not only blow the deal but you
could find yourself in a tough spot. If the real-estate
agent could save you from making one simple mistake it
could more than cover what they will charge you for their
commission. Don't take the chance.
7. Trust Your Agent: Why would you hire an agent to sell
your home and then refuse to listen to their recommendations
and advice. Have you sold more homes than they have? Pay
attention to what they say. It is in their best interest
to get you the most money they can for your home. They
work for you, not the buyer.
8. Know the Market: If your home doesn't sell within its
first listing period, chances are it is priced to high,
however if it sells too quickly it was priced too low. You
should do your research and find out what similar homes are
selling for in your neighborhood, then price your home
accordingly. A professional real-estate agent will know
the market and be able to recommend a listing price for you.
9. Know your Agent: You should try to list your home
with agents you know or that come highly recommended.
Agents will earn higher commissions if the sell a home that
they personally took the listing on. Thus a potential
problem. Some less reputable agents will convince you they
will sell your home for a higher price so they will get the
listing. Always try to have several agents give you a
market analysis on your home and then toss out the one that
says your home is worth thousands more than the other
agents.
10. Distress Selling: If you have to sell your home
quickly for what ever reason. Knowing the right techniques
will help you sell your home without looking desperate.
Know about the market before listing, work closely with
your agent and try not to settle for the first offer though
the door.
Bonus Tip
11. Clean your house: Do some of the common sense
preparations to selling your home. Clean the outside.
get a power washer and wash the outside of the home. Clean
the inside. If buyers come though with the agent and they
notice a dirty oven. this will turn them off. Weed the
flower bed, fix the broken glass in the window. Use some
common sense, if you wouldn't want to own it why would
they. Listen to your agent and pay attention to their
recommendations.
Selling you home is one of the most important decision
will have to make in your life. Base it on good sound
business sense and you will reap the rewards.
